A new electrical safety law, often referred to as Part P of the Building Regulations, has enhanced the protection of homeowners and reduced the risk of electric shock when using electricity. The law, which applies to England and Wales aims to improve electrical safety in the home and prevent the number of accidents, which are caused by faulty electrical work. The law requires an electrician registered with a government-approved scheme, such as NICEIC, to carry out most electrical work in the home. After completion of any work we will issue you with a Building Regulations Compliance Certificate to prove it meets the required standards of Part P.

When the time comes to sell your property, your purchaser surveyors will ask for evidence that notifiable domestic electrical work, installed after January 2005 complies with the new Building Regulations.

There will be two ways to prove compliance:

1) A certificate showing that the work has been done by a registered installer (this is the preferred route) or

2) Completion certificate from the local authority saying that the installation has approval under the Building Regulations. This however, is dependent on the owner who has ordered the work, on providing relevant electrical test certificates on completion of the installation, from a competent person.
